Many property development and construction projects have been stalled recently in Leeds including the Lumiere skyscraper that was to be built on Wellington Street. Another big project to join the list is the proposed office building at the T-junction of City Square and Wellington, which was scheduled to be completed by the end of next year. This office building will have more that a dozen storeys and will be spread over an area of 175,000 sq ft.
The land was purchased by an Irish construction and development company, called McAleer and Rushe in 2007. However, the company was not able to find financiers for the project in the current market slump.
However, McAleer and Rushe has not given up the hope of completing the project. The company as well as the locals are hoping to see the project go through, even if it is delayed as per the original timeline.
Expressing confidence in the future prospects of the project, the joint agent from Knight Frank Leeds, Mr. Gary Cooke said that the developer is now looking for tenants who are willing to book shared office space with advance deposits. He also went on to say that the office building would be a great example of excellent architecture, which will help the city in firming its position in the commercial business market of the UK.

As we watched the horrific pictures of the Katrina victims in various parts of the gulf, and in particular the sad and sometimes infuriating pictures of those stranded in New Orleans, it never occurred to me that there would be anything good we could see come out of this. Almost an entire city destroyed, countless lives lost, and other lives changed forever. And as I received word that we had family members involved in the nightmare, that belief seemed to be reinforced. But there was a beautiful light at the end of this dark tunnel.
The outpouring of help that came from this situation was something that one has to experience at least once in a lifetime to renew one’s faith in humanity. Family, friends, friends of friends, even strangers, rushed to the rescue of not only my family, but members of countless other families in the face of this tragedy. Our gratefulness cannot be measured and the gifts of love will always be treasured.
But there was one act of kindness that was definitely surprising…and welcomed! There were 17 members of the family who had lost virtually everything. Of that number, five members were stranded in Mississippi without any means of transportation. They had fled their homes with almost nothing but the clothes on their backs. We had to get them to San Diego to my sister DiAnna’s home where they could try to pull their lives together. We just had to find a way.
Money was pooled together, thanks to the kind assistance of many generous people. We thought about the bus, but that wouldn’t work. They were not running. Then, my hardworking sister discovered another route: Delta Air Lines. She discovered Delta was discounting their flights for Katrina victims trying to get to the safety of their families. Whatever they could do would have been welcomed and my wife Lisa and I were prepared to make up the difference. They just had to find transportation to Jackson, which was 90 minutes away.
To our comfort, the Delta representativeMargaretwas an angel. Delta was able to discount their normal ticket fee by over 85%! That was more than anyone could have reasonably expected! After all, Delta is a business and their primary concern, as all businesses should be, is with profit. Their job is to deliver the best service at a profit. But in a disaster, when the choice came down to lives versus making a profit, they chose lives in this situation. I was impressed and there is definitely a moral and business lesson to be learned from their choice.
There is an old business adage that every salesperson has heard in seminars, sales meetings, and training courses: People don’t care how much you know until they know how much you care. I don’t think I will ever hear that phrase again without thinking about the kindness shown to us by Delta Air Lines. Sometimes, you have to put profit asideeven if partlywhen it is necessary to serve your customer. They will appreciate it and they will never forget it. Why? Because they know you care.

“Sixteen squirts.”
I didn’t know what my wife was talking about. I was busy counting out money for my popcorn at the AMC refreshment stand. “He put sixteen squirts of butter in your popcorn,” she answered my confused expression.
I looked over as the movie attendant filled my small bag of popcorn with more popcorn and then squirted in more butter. I had asked for “lots of butter.” I don’t usually get it. This time, I got it.
I received the bag and carried it like a bag of gold dust. It was almost that heavy. The bag was warm and a wonderful smell drifted up to my face.
I entered the darkened theatre and walked down the aisle lifting the bag to my mouth so my tongue could pick up the fluffy popped kernels as I looked for a seat. I felt like an anteater at a buttered ant buffet.
I sat down and began my meal.
Food for the gods. Ambrosia. Richness you can only dream about. Each flavorful handful made its way to my mouth. Ecstasy. It was as if each individual piece had been hand-buttered. Perfection only lasts for so long, however . . . even in a movie theatre. As I got down a few inches, I had to shake off the excess butter. When I reached the half-way point, I had to squeeze out the butter so that I could make it to my lips without dripping all over my shirt. I made it to the three-quarter point and my hot buttered popcorn had turned to fondue. I wanted to continue, but I had to stop. Manfully I thought of drinking it, but reason entered the picture. I put a wad of napkins inside and folded over the top of the bag. I sat it down beside my seat. The buttered popcorn was on my mind for the rest of the movie.
I thought about the popcorn, the young man who applied the rich buttery coating and their relationship to customer service. It’s not often we get what we ask for. Our wishes and desires are granted so rarely that we are unprepared for it when we find it. That’s why when we receive great customer service - someone actually listening to what we’re saying and requesting, and then delivering it - we’re completely surprised and gratified.
After the movie I picked up my bag and took it out into the hallway. I opened it up and looked down into the glowing golden soup. The napkins had wicked up some of the liquid. I threw them away. The bottom two inches of the bag, which amazingly enough wasn’t leaking, was more butter than popcorn. I reverently folded up the bag and reached down inside the garbage container and placed it on the bottom. I didn’t want to spill a drop.
Sometimes customer service means just giving a few more squirts of butter.

The salesman’s job is to be well informed; extremely well informed. For this information is how he earns his bread. At a car dealership the commission over the MSRP on some cars would barely be enough to pay rent. A dealer must fight for every penny of the margin in order to receive the best paycheck. On the other hand, the consumer must also fight for every penny in order to receive the best deal.
With the tools available to the consumer such as the internet there is literally no reason why anyone should complain that they were treated unfairly or “cheated” by a car salesman. To these people I have a very clear message: get informed. If you are too lazy to do some serious research into the vehicle that you are about to spend $30k or $40k on, then you deserve to pay the agent every penny of the margin. There is no complaining when the tools are literally at your fingertips yet you cannot figure out how to use them.
The vast array of car dealerships and the vast competition that car dealers now have with the internet, it is laughable to complain that this or that dealer tricked you or made you buy something you did not want to buy. It is all your fault. This is unfortunately a realization many people just don’t want to make. Why should it be my fault when the car dealer misinformed me? Because you let him misinform you. After all, car sales guys are human too and have to pay rent among other things. It is rather callous to assume that every sales guy will have your best interest at heart.
Be informed. Before you go out into the market place make sure that you know exactly what you are looking for and do not back down. Never buy right away. Take your time, look around, check out the competition, let the competition them know that you are informed. If the dealer is smart his whole tactical approach to the sale will change. If he is not smart he will lose the sale, or you will lose out.

What a loaded question! Let’s narrow that down a bit and take it from the perspective of someone who wants to work from home and make money online in a home business. That will make it an easier question to answer.
Let’s assume you’ve never had a website, don’t know how to get a merchant account, don’t know html, and are pretty much stuck with being an expert on sending and receiving email.
What’s there for you to do online to make money? Lots, in fact! These days are not at all like a couple of years ago or even six months ago. If I only had all the opportunities to make money online when I started marketing!
Here is a list of things you can do with just a website and a hosting account today:
Sell affiliate products (products like reports, ebooks, hard goods of every conceivable make, model, size, shape and function, and much, much more). Sell services (do you know how big a business being a Virtual Assistant is these days? It’s quite amazing what you can do for people without ever meeting them face-to-face, anywhere in the world!) Online auctions (Ebay has made thousands and thousands of people full-time incomes from auctioning collectibles, antiques, and even brand new equipment and gadgets of all imaginable types. You name it, it has been sold on Ebay!) Membership sites: Know of any groups of people that would love to get insider information on virtually any topic? You could make money online with a membership site!
The list is a long one and one I am not prepared to detail here. You have found your way onto the net and if you have been surfing for very long at all you know it is a gigantic super shopping mall. Who to you think is making the most money online? Aside from big corporations, most of the web is made up of sites put up by little businesses people work from home.
I sell information and I love it. Most of the products I sell are other merchants’ products. I just drive traffic to my site, provide information, and point to relevant products related to the information I provide people looking for a way to make money online. I love helping people make their first few sales.
After that, they are always hooked and cannot do enough to learn everything there is to know about how to make money online. Many people I have worked with now have a couple to several websites selling everything from reports to hard goods that can be shipped direct to their customers. Most people start out to make money online as affiliates of certain products or authors. This is a great way to get your feet wet and learn what making money online is all about. People then either work to create their own products (which they get 100% of the profits from) or expand their website into other related niches.
